Job Purpose

The Director, Global Properties is responsible for overseeing the strategic and operational management of World Vision’s global real estate portfolio. This includes planning and execution of property acquisition, leasing, construction, renovation, and disposal, along with administrative and facilities management support for Global Centre (GC) office locations. The position also leads global real estate data systems and process optimization.

Key Responsibilities

  • Lead global real estate operations including acquisition, design, leasing, construction, and capital expense management

  • Support real estate portfolio optimization focused on cost efficiency and compliance

  • Advise regional and national offices on construction and tenant improvement projects

  • Manage lease administration, contracts, risk and legal compliance in coordination with internal counsel

  • Oversee real estate data systems (REAM, REPM) and analytics in Power BI

  • Supervise facility services at GC offices: space planning, maintenance, repairs, vendor management

  • Ensure delivery of global SOPs and policies related to health, safety, and facilities management

  • Lead the “workplace of the future” initiatives: occupancy planning and post-pandemic strategy

  • Provide mentorship and development opportunities to the global property team

Required Qualifications

  • Bachelor’s degree in Business, Real Estate, Finance, or related field

  • Minimum 10 years of experience in real estate and corporate services

  • Strong background in real estate fundamentals, financial modeling (DCF, NPV, IRR), and project management

  • Experience with global teams and stakeholder engagement

  • Knowledge of architectural and building regulations, contracts, leasing, and market analysis

  • Excellent communication, negotiation, and leadership skills

  • Fluent in English; additional languages are a plus

  • Willingness to travel up to 20% internationally

Preferred Qualifications

  • MBA or MRED (Master of Real Estate Development)

  • Certifications: CCIM, IREM, IFMA, Lean Six Sigma

  • Experience with workplace strategy, sustainability initiatives, and digital real estate systems

Compensation

  • For US-based roles, the salary range is $117,000 to $156,000 USD

  • Actual compensation will vary based on experience, location, and other relevant factors
